It can be a challenging process getting your property tenancy ready, finding and vetting good tenants, and getting all of the correct legal tenancy paperwork in order. Before you rush to hand over the keys, take the time to walk through the property with your new tenant, providing them with the information they need before settling into their new home – these simple steps could avoid many unnecessary calls from your tenants and possible charges!
Our lettings, and property management officer Jennifer Allen, has provided some key pointers on things you should do to ensure your tenants has all the information they need for a comfortable stay at your residence.
Boiler Pressure
Run through how to operate the boiler and show your tenants how to release the pressure on the boiler to avoid any unnecessary call-out charges.
Home Appliance Care
Provide your tenants with any appliance warranties & instructions and show them how to use the hob, oven, and other home appliances.
Recycling & Rubbish
Print out the bin collection days to inform your tenants of when and what items should be recycled or put into food waste. Also, advise them on where they can purchase additional bins if required for their tenancy size.
Fuse Box Explainer
Show your tenants where the fuse box is so that if a fuse trips, they can reset it (explain how to reset the RCD if safe to do so).
Stopcock Placement
You should show your tenants where the Stopcock is located in your house and what to do in case of a leak to prevent severe floods from occurring. Prevent this from happening by showing them how to turn it off and on.
Lightbulb Moment
Highlight to the tenants that it is their responsibility to change any lightbulbs in the property. Inform them of any particular light fittings that may require non-standard fitted bulbs.
